Do I need to obtain planning permission for a garden room installation?
In certain circumstances planning permission is required by Law but generally our Garden Rooms are designed within the allowed dimensions for domestic dwellings. Positioning restrictions may apply and properties located on heritage or listed sites will need to gain advice from the local planning authority. Please speak to our sales team for further guidance.
Will I need to prepare the site before installation?
Site preparation will be discussed with the client prior to installation. Outdoor Living Rooms are designed to sit on either prefabricated steel or timber frame structures or preformed concrete pads. We offer a range of installation choices. Please speak to our sales team for further guidance.
Can I choose extra windows, or change the position/dimensions from the plans?
Yes! We offer a bespoke service to all customers so that they get the outcome they want. Discussions with our sales staff centre on your individual requirements. Can I decide where electrical sockets, switches and light units are positioned?
Yes! Provided they conform to current electrical codes of practice.
Will the garden room need painting internally?
As standard all internal materials will be primed so that customers can choose their own interior design solutions. However we are more than happy to facilitate your requests and have a dedicated spray booth at our manufacturing site. Please contact our sales team for further guidance.
I need my garden room to be secure as it will be used as an office, how secure are they?
Our range of rooms is designed with security in mind and you can be assured that all windows and doors meet industry standards and pass home insurance levels of security. We can advise on upgrading of features should you require it.
How long will it take to install my garden room?
This will depend on access, site preparation (ground levelling), and your level of specification and chosen upgrades. Installation time for standard units on level ground is typically two-three days for the structure to be erected and watertight. Interior and exterior cladding and electrical wiring typically adds another two days. This is a huge improvement on regular extensions and building work. Our design team will guide you through the installation process.
Will the garden room need insulating?
No! Our development of the Structural Insulated Panels (SIP’s) technology used to construct all garden rooms and storage units has built in extremely efficient insulating properties during manufacture. SIP’s panels are used throughout the building, floors walls and ceilings.
Can I put a garden room anywhere on my property?
There are some restrictions attached to Planning Regulations and common access routes but generally the answer is yes. Consideration of utilities routing needs to be calculated.
What about water and electricity supply to my garden room?
We understand that customers may wish to incorporate bathroom and kitchen facilities within their outdoor living room design, so we can advise on this process. Utilities companies can carry out necessary amendments to underground supply pipes. Please note: Planning permission is required if your intention is to provide living/sleeping accommodation.

Our sales team will be happy to discuss your requirements and our designers can quickly update drawings and provide bespoke renderings for your approval. Specific colour requests can be accommodated through our dedicated paint partner.
Are gutters and drainpipes included?
The collection and dispersal of rainwater can be included in your package. The water resistant design of all our models offers peace of mind from ingress.
My garden slopes. How will this affect a garden room installation?
The site should be leveled and a retaining wall should be created, also you should check with the planning office to see at what height the 2.5m allowed for permitted development starts.
Can garden rooms be attached to existing buildings
Yes the same rules apply for permitted development as long as you leave the door or wall on the original build in place. If you plan to remove a door or open up a wall, then the room becomes part of the house and needs planning.
Will screws and fixings be included in a garden room kit?
